Unit at Skyline 360 @ St Thomas Walk sold at a high of $2,674 psf

A new psf-price record of $2,674 was set at Skyline 360@St Thomas Walk on March 6 as a 2,131 sqft, four-bedroom unit was sold for $5.7 million. The unit, located on the 21st floor, tops the list of record psf-price highs during the week of March 3 to 10. Another record was set at the 61-unit freehold condo with a 3,929 sqft unit selling for $10.2 million ($2,596 psf) on Feb 17.

The week of March 3 to 10 also saw two other condos setting new records for psf-price. The first was Commonwealth Towers, where a 689 sq ft two-bedroom unit on the 43rd floor was sold for $1.57 million ($2,279 psf) on March 8. This was marginally higher than the record set on Feb 23 when another 689 sq ft unit on the 36th floor sold for $1.49 million ($2,163 psf).

The other record was set at The Shelford. A 1,399 sq ft unit was sold for $3.18 million ($2,273 psf) on March 3, higher than the previous high of $2.29 million ($2,216 psf) set by a 1,033 sq ft unit in September 2021.

Large-sized units, coupled with its prime location, mean that Skyline 360 @ St Thomas Walk commands an average price of about $2,635 psf. This is higher than several neighbouring freehold condos such as One Devonshire ($2,687 psf), Espada ($2,438 psf) and Suites at Central ($2,553 psf).

At Commonwealth Towers, nearby schools like New Town Primary School, Queenstown Primary School, Alexandra Primary School, Gan Eng Seng Primary School, Queenstown Secondary School, Queensway Secondary School, and Crescent Girls’ School are all within a radius of 2 km. The nearby 736-unit Queens Peak, as well as the 1,259-unit Stirling Residences, also add to its location convenience.

The Shelford is also in a prime location along Dunearn Road, close to Hwa Chong Institution, Nanyang Primary School, and St Margaret’s Secondary School. Prices at The Shelford have seen drastic increases, with the average price in March 2013 being $1,541 psf, which has now increased to $2,045 psf this month.
