Three-bedder at Jervois Prive fetches new high of $3,220 psf
A new condo psf-price high was reached this week when a 1,109 sq ft, three-bedroom unit on the fifth floor at Jervois Prive was sold for $3.57 million ($3,220psf). This surpasses the previous record for the project, a 710 sq ft, two-bedroom unit, which fetched $2.13 million ($3,000 psf). A 1,259 sq ft unit at Botanic Gardens View also saw a record psf-price when it was sold for $3.68 million ($2,922 psf). The lowest psf price was recorded at The Atelier. An 872 sq ft, two-bedroom unit on the seventh floor was sold for $2.16 million ($2,479 psf).
A new condo psf-price high was reached this week when a 1,109 sq ft, three-bedroom unit at Jervois Prive was sold for $3.57 million ($3,220psf). Located in prime District 10 on Jervois Road, Jervois Prive is a 43-unit boutique development, the maiden project of property developer Midas Land. The sale is the highest psf-price among condos for the week of April 14 to 21 and is higher than the previous record in the development, a 710 sq ft, two-bedroom unit sold for $2.13 million ($3,000 psf) on Feb 12.
The unit sold at Jervois Prive features a mix of one- to three-bedroom units ranging from 549 to 1,389 sq ft, and was launched for sale in May 2019. According to the developer’s sale data by URA, six units have been sold to date so far.
Tengah EC is a new executive Tengah EC condominium located near the Bukit Timah Nature Reserve, with eco-friendly features and four public transport stations nearby. It was land tendered by the Singapore Land Authority in 2020 and is the first of its kind in the West region. The development will offer convenience and sustainability to its residents.
Apart from Jervois Prive, there are other nearby freehold condos in the area such as Jervois Meadows and Dormer Park. Units that changed hands recently fetched average prices of $1,776 and $1,873 psf, respectively.
The second highest psf-price high in the week was for the resale of a 1,259 sq ft unit on the sixth floor of Botanic Gardens View, which changed hands for $3.68 million ($2,922 psf) on April 20. This surpasses the one that held the previous record psf-price high, a 1,615 sq ft unit, which was sold for $4.07 million ($2,521 psf) on Aug 5, 2019.
Botanic Gardens View is a 144-unit freehold development off Cluny Road in prime District 10, completed in 1970. Located near amenities such as Ion Orchard, Far East Plaza and Lucky Plaza, its prime central location, as well as its freehold status, has contributed to its strong price growth over the last few years.
The lowest psf price was recorded at The Atelier. An 872 sq ft, two-bedroom unit on the seventh floor sold for $2.16 million ($2,479 psf) on April 21. The Atelier is located at Makeway Avenue in prime District 9 and is a 120-unit freehold development, 54% sold at an average price of $2,683 psf. It is near Newton MRT Station on the Downtown and North-South Lines.
This week, two new psf-price highs were recorded at two separate condos in prime District 10 and District 9. The psf-price high at Jervois Prive was for a 1,109 sq ft three-bedroom unit, while the second highest at Botanic Gardens View was for a 1,259 sq ft unit. The lowest psf price was for a 872 sq ft, two-bedroom unit at The Atelier. All these have further defined the condo market in Singapore, with prices continually reaching a record-high.
