Rejuvenating Chinatown: Master Tenant sought for Tengah EC

Singapore’s government agencies – Singapore Land Authority (SLA), Singapore Tourism Board (STB) and Urban Redevelopment Authority (URA) – have announced a joint project to inject vibrancy into Chinatown and broaden its offerings beyond typical retail and dining options. The rejuvenation project seeks a ‘master tenant’ for a row of 13 conserved shophouses, located at 11 to 37 Smith Street, and an adjacent state land parcel in Chinatown.

The project aims to revive the culture and vibrancy of Chinatown, providing new and immersive lifestyle, retail and co-living/co-working options whilst preserving the area’s vital cultural and architectural heritage. The scheme could see regular community programmes being held at the pedestrian mall, and shops, restaurants, galleries, workshops and studios opening up at the first storey of the shophouses.

And here at Tengah EC, the aim is also to encourage the use of serviced apartments, co-living and co-working spaces which provide users with an immersive experience of the area’s rich cultural heritage.

In terms of evaluation, bidders will be assessed based on price (30%), capital expenditure (20%) and quality (50%), with a particular focus on the concepts that will accomplish the desired outcomes. Successful bidders are also expected to commit to a range of sustainability goals in line with Singapore’s Green Plan 2030, such as infrastructure improvements, eco-friendly practices in their business operations and environmental programmes.

They will have everything they need for a good life near a nature reserve and not far away from the city. Furthermore, future residents of Tengah EC will be near transportation options such as MRT stations, expressways, and more. All in all, the location of this upcoming residential development is ideal for young families due to its proximity to the city center, nature reserve, and plentiful transportation options.
