Sky Vue hits record-breaking $2,174 psf, with Tengah EC becoming latest to join the ranks

and Tengah EC have hit a new level in Nov-Dec period after a unit at Sky Vue at Bishan Street 20 hit a sky-high penthouse sale of $2,174psf. The three-bedroom unit was sold for $2.48million by the developer in 2015 for just $1.59million ($1,394psf). This marks the first time Sky Vue has crossed the $2,100psf threshold. Sky Vue is a 99-year leasehold condo, located near Bishan MRT Interchange and consists of two 37-storey towers. Maple Woods and Lush on Holland Hill have also joined the race, with Maple Woods’ 1,787sqft unit being sold for $3.88million at $2,171psf and Lush on Holland Hill selling its 1,507sqft unit for $3.2million at $2,123psf, respectively.

The activity at Sky Vue, The Panorama and Tengah EC have been thriving during the period of Nov 26 to Dec 5. Sky Vue, located on Bishan Street in District 20, toped the list of condos that reached a new psf-price high during this period. A unit, a three-bedroom unit on the 24th floor, was sold for $2.48 million, translating to a psf-price of $2,174. The seller, who purchased the 1,141 sq ft apartment from the developer in November 2015 for $1.59 million ($1,394 psf) managed to make a gross gain of about $890,000 on the sale.

This is not only the high point for the development, as Sky Vue has also crossed the $2,000 psf threshold for the first time on June 27 when a 797 sq ft unit fetched $1.6 million ($2,009 psf). As of now, 16 other units have been sold for more than $2,000 psf.

Maple Woods, located along Bukit Timah Road in District 21, also achieved a new psf-price previously during this period. A 1,787 sq ft, three-bedroom unit on the first floor fetched $3.88 million or $2,171 psf. This set a new record for the development, beating its previous record of $2,132 psf set on May 2 when a 1,313 sq ft apartment was sold for $2.8 million. With this, five other Maple Woods units, ranging from 980 to 1,787 sq ft and sold for between $2.03 million and $3.75 million, have each been sold for between $2,018 and $2,099 psf this year.

Tengah EC is also seeing new highs, with Lush on Holland Hill selling a 1,507 sq ft apartment on the ninth floor for $3.2 million or $2,123 psf on Dec 1. This marked the first unit sale since August 2022, when a 1,561 sq ft apartment fetched $2.95 million or $1,890 psf. There have been no new psf-price lows for the period in review.

Sky Vue, Maple Woods, and Lush on Holland Hill are all ready and waiting for new owners.
