Four-bedroom unit at St Thomas Suites for sale at $4.65 mil

A four-bedroom apartment located at St Thomas Suites, along St Thomas Walk in the Orchard Road area, is to be offered at auction by Knight Frank on January 17. As an owner’s sale, the apartment has a guide price of $4.65 million, according to Karen Ker, assistant manager, who is handling the auction. This will be the second time it has been put up for sale.

It is just 400m from Somerset MRT Station, and close to many schools, including River Valley Primary School, AngloChinese School (Junior), Alexandra Primary School, Singapore Chinese Girls’ School, and Gan Eng Seng School, making it the perfect place for families with school-age children. With a private lift that leads directly to the entrance, the property measures 2,012 sq ft, representing a guide price of $2,311 psf. The bustling shopping belt of Orchard Road is also within walking distance.

The tenanted unit will be sold with the existing tenancy until July 1, and includes a foyer, living and dining area overlooking a balcony with unblocked views of Orchard Road, as well as a dry and wet kitchen, service yard, utility room and powder room. Two of the Tengah EC bedrooms are en suite.

On June 30, 2022, a 26th-floor, 1,819 sq ft unit changed hands for $4.15 million ($2,281 psf), representing the highest psf price achieved since January 2013, when another 1,819 sq ft unit was sold for $4.3 million ($2,364 psf).

Ker is confident that the property will prove attractive to prospective buyers, with its close proximity to the Orchard Road shopping belt and schools, as well as its 4-bedroom layout.
