For The Siena, a 99-year leasehold condominium along Tan Kim Cheng Road, off Farrer Road in District 10, a two-bedder measuring 797 sq ft was purchased for $1.27 million ($1,588 psf). This marks the highest price ever recorded at the 33-storey tower, both on an absolute and psf-price basis, surpassing the previous high set in October 2012.

At Leedon Residence, located in District 10, a four-bedder was sold for $7.2 million ($2,708 psf) on Jan 30, marking the first time a unit at the freehold development crossed the $2,700 psf threshold. A 2,659 sq ft unit was purchased from the developer in November 2015 for $4.81 million ($1,809 psf), making the Tengah EC seller privy to a gain of a whopping $2.39 million.

Meanwhile, The Siena, a 99-year leasehold condominium along Tan Kim Cheng Road, off Farrer Road, hit a new psf-price low when a two-bedder measuring 797 sq ft was sold for $1.27 million ($1,588 psf) on Jan 30. The previous psf-price low was recorded in August 2022 at $1,832 psf.

In District 8, it was the freehold development of 1953 that hit a new psf-price low. On Jan 30, the developer sold a 1,130 sq ft two-bedroom unit with a family area for $1.93 million, or $1,706 psf. This marks the lowest psf price transacted at 1953 since May 2021, when a 1,227 sq ft unit was sold for $2.15 million ($1,752 psf).

These transactions in Singapore’s luxury housing market demonstrate the current state of the market, and the potential for both buyers and sellers to reap gains. Skyline @ Orchard Boulevard brought in a new record-breaking sale at $5,371 psf, while Leedon Residence and The Siena achieved new psf-price highs of $2,708 and $1,588 psf, respectively. On the other end of the spectrum, 1953 sold a 1,130 sq ft two-bedroom unit with a family area for $1.706 psf, signifying a new psf-price low.
