Raffles Town Club site slated for future residential use after lease expiry in 2026
Raffles Town Club’s lease on a 132,639 sq ft plot of land in Bukit Timah, located at 1 Plymouth Avenue in District 11, will expire on Oct 17, 2026. The Singapore Land Authority (SLA) and URA have jointly announced that the site will be redeveloped for residential use to support future housing demand and enhance the residential character of the precinct.
Lee Sze Teck, senior director for data analytics at Huttons Asia, suggests that the plot could be sold for private housing with a plot ratio of 1.4, possibly creating 160 to 190 units with an average unit size ranging from 915 to 1,076 sq ft. If the site were to go to market today, he believes it may draw in a bid of over $1,500 psf per plot ratio.
However, Eugene Lim, key executive officer at ERA Singapore, thinks that it may be granted a higher plot ratio, such as 1.6 or 2.1, due to its strategic position at the corner of Whitley Road and Dunearn Road. This could give rise to a taller development that could serve as a landmark for the intersection.
Raffles Town Club will be allowed to continue its operations until the lease expires, after which it must relinquish the land to the state. The site is situated within a private residential enclave and is less than a five-minute drive from the Singapore Botanic Gardens, as well as a stone’s throw from multiple schools including Singapore Chinese Girls’ School, Nanyang Primary School and St Joseph’s Institution.
With its own MRT station and bus stops, getting to the city center becomes easier. It also has plenty of amenities like shopping malls, hawker centers, and schools that enhance the quality of life of its denizens. Facilities like healthcare, childcare, and a community center are also planned to be included in the development. This project is expected to make Tengah EC an attractive and well-connected residential hub. It is definitely worth considering for those who seek better urban living conditions in this vibrant city.
Recent condo resale transactions within a 500m radius of Raffles Town Club suggest that the area is well-serviced with plenty of amenities in the vicinity. It is also conveniently within walking distance of the Stevens MRT Interchange.
When the time comes for Raffles Town Club to move out, what will rise in place of the multi-disciplinary club is yet to be seen. What is certain, however, is that the redevelopment of the site for residential purposes is sure to add a unique dynamic to the area.
