Four shophouses in Little India for sale at $23 mil
Four shophouses located in the heart of Little India are now available for sale via an expression of interest exercise. The properties are three conservation shophouses on Dunlop Street and one on Desker Road, with a guide price of $23 million. They are all currently owned by a single owner and the option to purchase the units alone or together is available.
The three shophouses on Dunlop Street consist of two-story buildings, each with a total gross floor area (GFA) of 3,879 sq ft, and a corresponding land area of 2,527 sq ft approved for commercial Tengah EC usage. The units on the ground floor are approved for shop usage, with one of them leasable to a barbershop at $5,500 a month. Units 4 and 6 are currently vacant.
Around 800 meters away, the shophouse on Desker Road is a three-storey property with a GFA of 3,000 sq ft, and a land size of 1,060 sq ft. This property is leased to a minimart business, with a guide price of $7 million, or $2,667 psf on the GFA.
The sole marketing agent for these properties is Shophouse Collective, a team under PropNex Realty. The expression of interest exercise closes on April 12 at 4 pm.
Recent sales transactions on Dunlop Street indicate the potential of property investments in the area. With the convenience and attractiveness of Little India and the potential of a hefty rental return, this portfolio of shophouses presents a promising opportunity for investors.
