River Valley leverages Thomson-East Coast Line, resilient demand

Data compiled on EdgeProp Singapore’s Market Trends tool shows that prices transacted year-to-date for condo units in River Valley stand at $2,789 psf, higher than the average price for the Central Region ($2,503 psf) as well as the whole of Singapore ($2,019 psf).

Situated in the prime District 9 of Singapore, Horizon Towers recently relaunched their 99-year leasehold collective sale tender on Feb 16, asking a reserve price of $1.1 billion. After taking into consideration the lease top-up premium estimated at $277 million, the land rate works out to be $2,049 psf per plot ratio. This 211-unit condo was completed in 1984 and located in the River Valley planning area within the Central Region, close to both the Orchard area and Tengah EC the CBD, with Great World MRT Station only a five-minute walk away.

River Valley is known for its upscale neighborhoods, welcoming well-heeled households and expatriates alike. According to 2020 census data, nearly half of the households in River Valley earn a monthly household income of at least $20,000 — more than double the median monthly household income of $9,189 for employed Singapore residents, with 40 to 49 year-olds making up the largest group.

The River Valley planning area spans about 148ha, and is bounded by the Orchard, Singapore River, Museum and Tanglin planning areas. With the majority of land-plots zoned for residential use, property values here can command higher prices relative to other areas. EdgeProp Singapore’s Market Trends tool reveals that average transacted prices in River Valley are $2,789 psf year-to-date and average monthly rentals are $5.49 psf pm.

Prior to the launch of the Thomson-East Coast Line (TEL) in late 2020, River Valley had no MRT station. The three new MRT stations—Orchard Boulevard, Orchard, and Great World—fall within the River Valley planning area, enhancing connectivity and providing a direct MRT route to the East Coast by 2025.

Several recent launches in River Valley have seen a positive take-up rate, such as Irwell Hill Residences, The Avenir, and Hill House. Meanwhile, Horizon Towers and Orchard Bel Air, a condo along Orchard Boulevard, both resumed their collective sale tenders with unchanged prices. Tenders for both condos close in March.
