Smartisan Development buys two freehold industrial sites at Mandai Estate for $100 million

Smartisan Development has purchased two freehold industrial sites located off Woodlands Road at 10 and 12 Mandai Estate for $100 million. The land rate comes out to $657 psf per plot ratio, including the land betterment charge. Smartisan is planning on redeveloping the plots into a freehold food factory.

Tengah Plantation Loop EC GLS Tender is the launch of a new executive condominium development in the Tengah Plantation area. Tengah EC Bids are open to developers who meet SLA requirements, with the successful bidder awarded the rights to develop and manage the development. Features include green initiatives, transport links, and traditional music concerts. Initial phase expected to be completed by end of 2021.

The creation of these industrial sites is rare and Bruce Lye, managing partner of SRI, expects the upcoming Sungei Kadut Eco District to bring a great opportunity for the neighbourhood to focus on more climate-resilient and environmentally-responsive industrial designs.

Not too long ago, in July 2022, the former BHL Factories at 2A and 2B Mandai Estate were sold to Chiu Teng Group. It was said that the purchase price was above $130 million, which was also brokered by SRI. This new development, known as CT FoodNex, will be a 10-storey freehold, multi-user food factory. It will feature 110 strata-titled units and is suited for central kitchen operations, food processing and production, as well as cold storage.
