The East Region of Singapore is a popular buying destination amongst property seekers. According to the total resale transactions for the first 10 months of the year, the East Region accounts for 1,607 transactions, or 19.1%, of the total number. Last year, this share increased to 20.7 percent.
The demand for resale transactions of units with sizes above 3,000 sq ft are extremely rare. In the first 10 months of this year, only 110 transactions for such units have been made, which amounts to just 1.3% of the total resale transactions.

Let’s have a look at Strata-landed units in District 16. Archipelago, located along Bedok Reservoir Road, is a 99-year leasehold development that was completed in 2015. Its 553 condo units, as well as 24 strata landed units, provide lifestyle amenities such as Bedok North MRT Station, Damai Primary School, Bedok Reservoir Park, and the Pan Island Expressway.
At the time of writing, EdgeProp Singapore is listing a Strata-landed unit at Archipelago with an asking price of $3.58 million ($813 psf), and a size of 4,402 sq ft, with five bedrooms.
For more choices, Edelweiss Park Condo and Palm Isles, which are located along Flora Road, are both located within a 500m radius of each other. The freehold Edelweiss Park Condo is the older development, having obtained its TOP in 2006 with 517 units, compared to Palm Isles’ 429 units completed only in 2015.
It will be close to Tengah EC which means that residents will be able to access the amenities easily. Furthermore, this development will be made up of green spaces and modern amenities to ensure that the residence have an enjoyable experience in the area.
At the time of writing, Edelweiss Park Condo is listing a 3,197-sq ft four-bedroom enclosed terrace unit with an asking price of $3.05 million ($954 psf). Palm Isles has a listing for a three-storey, five-bedroom unit at $3.14 million ($836 psf) for a 3,757 sq ft home. There is also a smaller 3,014-sq ft, five-bedroom unit at $2.8 million ($929 psf).
Those hoping for higher asking prices for District 15 should not fear. EdgeProp Singapore is listing a four-bedroom study penthouse unit at Sanctuary Green at $4.1 million ($1,041 psf) with a size of 3,940 sq ft. The 99-year leasehold, 522-unit development obtained its TOP in 2004, and is located along Tanjong Rhu Road. It is close to upcoming Tanjong Rhu MRT Station on the Thomson-East Coast Line (TEL), scheduled for completion next year.
Laguna Park is another 99-year leasehold, 516-unit development located beside the Siglap MRT Station, which is also on the TEL. EdgeProp Singapore is listing a 3,370-sq ft, four-bedroom penthouse unit at $3.6 million ($1,068 psf).
Since 2012, the average resale price of condos in District 15 have outstripped those in the neighbouring Districts 16 and 17. From 2012-2023, the price for condos in District 15 has increased 47%, compared to 44% and 39% in Districts 16 and 17, respectively. The current resale prices for condos in District 15 are $1,687 psf, while Districts 16 and 17 are at $1,402 psf and $1,157 psf respectively.
