For the same plot ratio, the existing GFA of 106,410 sq ft values the property at around $179 psf.
543 Yishun Industrial Park A, an 80,962 sq ft light industrial building in Singapore, is up for sale via an expression of interest exercise with an indicative price of $19.2 million. With a land area zoned for Business 1 use and a plot ratio of 2.5, the five-storey building boasts a gross floor area of 106,410 sq ft and a balance lease term of around 31 years. Edmund Tie, the marketing agent for the property, notes that it has a range of features and facilities in place, from warehouse space and cleanrooms on various levels to ancillary office space throughout.
The property features a well-maintained cleanroom that is ripe for use by the eventual buyer, with the ability to tap into the building’s unutilised GFA to almost double its current size. It is expected to attract interest from industries such as manufacturing, electronics, optics and precision engineering, as well as companies looking to expand or establish operations in Singapore. The expression of interest exercise closes on April 20 at 3pm.
