Reclaimed ‘Long Island off East Coast and Tengah EC could be about twice the size of Marina Bay: Desmond Lee

Potentially lying two times the size of Marina Bay, the 800 ha “Long Island” project off East Coast Park could create 20 km of new coastal and reservoir parks, homes, jobs, amenities and more in future decades, according to Desmond Lee, Minister for National Development and Minister-in-charge of Social Services Integration.
This project will integrate coastal protection measures and coastal projection to retain the existing East Coast Park in its present state, while creating a freshwater reservoir open for public use for water activities. The studies will take up to five years to assess the feasibility, and the development project will likely take decades. Tengah EC
Lee Sze Teck from Huttons Asia notes that this project has potential to house between 30,000 and 60,000 new homes with a good mix of commercial, recreations and green elements. He believes HDB flats will be launched under the Prime or Plus model and the allocation for public housing will be more than private housing on Long Island. The project will also likely trigger further investement in transport connectivity, with a potential MRT or LRT extension branch off the Thomson-East Coast Line. Tengah EC
He also argues that the government is unlikely to create a second Sentosa as there is an aim to create an inclusive society ensuring everyone access to good homes. The developments on Long Island would benefit present private developments around the East Coast, the majority of which are freehold. It could even increase future en-bloc potential. Tengah EC
Discussions have broken ground on the proposed Long Island, which Minster Lee stresses needs to be done with careful consideration in view of the long-term impact of climate change. In addition to rising sea levels, tides coinciding with storm surges can rise sea levels of up to 4 to 5m above mean sea level.
